Montana supports developers, investors, and designers by providing services that cover the entire project lifecycle, from early-stage site & project assessment to permitting strategy, from design to technical coordination and construction.
We operate as a technical integrator, supported by specialized partners when necessary, to ensure a sound and traceable process, consistent with electrical grid, urban development and sustainability.

The main services offered by Montana include:

  • Technical and environmental due diligence;
  • Test-fit analyses and feasibility studies;
  • Development of permitting strategy and management of permitting processes (VAS, VIA, VIncA, AIA, etc.);
  • Environmental/territorial and specialistic studies (air quality, acoustics, traffic, electromagnetic fields, geology, archaeology, etc.);
  • Connection to the National Electrical Grid and technical support with Terna; electrical design and user substation;
  • Hydraulic design (drainage networks / hydraulic invariance) with landscape-integrated Nature-Based Solutions (NBS) and landscape engineering;
    Development Project Management, works supervision (Direzione Lavori) and multidisciplinary coordination.

At the present date, Montana has supported the development of more than 10 Data Centers on the national territory for the major players, operating mainly in northern Italy. Project details are confidential and cannot be disclosed: the services illustrated below are representative for the development of Data Centers in the Metropolitan City of Milan and Turin.

Project in Metropolitan City of Milan

The project involves the redevelopment of a brownfield industrial site in Milan metropolitan through the construction of an advanced data processing facility. The development includes the demolition and remediation of existing buildings, the construction of the main data center building, a dedicated electrical substation, and the related essential infrastructure, including emergency generators and access control systems. 

The masterplan integrates sustainable water management e landscape design, with vegetational and environmental mitigation solution aimed at improving territorial integration and urban quality. It also includes the upgrading of existing infrastructures site accessibility and road connections, which will benefit the local community.

Key Services Provided by Montana:

  • Environmental Permitting: support for the management of environmental permitting procedures, preparation/coordination of environmental studies for (VAS screening, EIA screening, EIA, Environmental Compliance Verification, AIA/IPPC).
  • Specialistic studies and assessments: environmental studies supporting the permitting procedure; hydraulic risk assessment; analysis of climate scenarios with focus on heavy rainfall events;
  • Hydraulics & NBS: design of hydraulic networks and hydraulic invariance systems, with integration of Nature-based Solutions;
  • Compensations and Mitigations: design of environmental compensation measures and support through the relevant permitting procedures;
  • Site-specific hydraulic documentation: management of concessions / relevant documents (including water discharge / consortia, where applicable).

Project in Metropolitan City of Turin

The project involves the conversion of an area into a production and technology hub for data centers and digital services. Montana has supported the management of VAS procedure and prepared the relevant environmental studies. In parallel, Montana has developed the hydraulic design and the hydraulic invariance study for private works and related public works.

Key Services Provided by Montana:

  • VAS: support to the management of the permitting procedure, preparation of environmental documents and studies, supplementary documentation and technical interlocution on behalf of the Client;
  • Hydraulic Design: hydraulic invariance study, definition of drainage networks, flood control and stormwater first flush treatment;
  • NBS and landscape integration: design based on LID/NBS principles and coordination with the configuration of external areas;
  • Landscape and compensations: design of internal green areas; design of external compensation measures (e.g. public park, depaving of parking areas).
